Overview

Baihly Estates is a beautiful subdivision in southwest Rochester, Minnesota.  Baihly Estates is a small friendly private cul de sac with eighteen large lots and attractive residences. 

 

Our Baihly Estates Homeowners Association coordinates social and maintenance activities, and consolidates funding and paying for common maintenance expenses.  The Association is responsible for maintaining our entry sign, our street, our street lights, and our mailboxes.  Other maintenance is the homeowners' responsibility. 

 

Our Board is made up of a President, a Vice President, a Secretary, a Treasurer and other Board Members as needed and interested.   We have an Annual Meeting for the Membership and other Board Meetings held as deemed necessary, in addition to occasional social gatherings (annual block party in the fall).  We also have a Architectural Review Committee that coordinates items that effect the visual appeal of our neighborhood.

 

Our Association Documentation includes our Declaration of Covenants and Bylaws.  We have an Operating Fund for short term expenses and a Capital Fund for longer term expenses.   These are portrayed below and links are provided above to our Declaration of Covenants, our Bylaws and street layout.

 

In an attempt to reduce wear and tear on our private road which we as an Association maintain, we ask all residents to use Waste Management for trash removal.   We have arranged attractive pricing to encourage use of Waste Management.  Details on how to take advantage of these terms are provided in the Trash Hauling link.

To fund the payment of our expenses, we collect dues via an automatic monthly transfer from each Homeowners' bank account.  This transfer includes funding operating expenses, as well as longer term capital expenses.
